Year-End 2013

2013 statistics as compared to 2012 showed a continuation of the trend of value driven purchases in all of our three main market areas and product types.  Downward trending of improved properties can be attributed to a hot market in 2012 in distressed properties including short sales and bank owned properties that were less of a factor in 2013 due to market absorption.  Actual sales transactions as compared to available inventory continue to be at a relatively low rate as overall demand has been affected by rising interest rates, slow economic recovery nationally, and local weather patterns including the drought caused Beavercreek Fire last summer in August and historically low snowfall so far this winter.

A significant trend is an increase in the vacant land sales activity in all market areas.  While the total number of sales are not a large number of transactions, the activity reflects the willingness of buyers to buy land and build in lieu of purchasing existing built inventory that might be available at less than replacement cost.  This can be attributed to an increased discrimination on the part of buyers to satisfy specific criteria in areas of design and energy efficiency.

We anticipate 2014 to present opportunity for more value driven purchases with Sellers willing to price competitively as compared to similar product inventory.
